Adelaide Terrace Road Closure

Access to Adelaide Terrace from Bennett Street towards the city will be closed to through traffic on Saturday, 5th August 2017 from 9am to 4.15pm to facilitate road repair works. 
There will be traffic controllers to assist resident’s movement in/out of the Fairlanes carpark.  Residents are encouraged to minimize this as they may encounter some delay while doing so.

Carpark Sweep

The basement carpark mechanical sweep have been scheduled to be as follows: 
Basement Levels 3 & 4 on Friday 18th August 2017 between 9:00am – 12noon. 
Basement Levels 1 & 2 on Saturday 19th August 2017 between 9:00am – 12noon.

All Residents are asked to park outside on your allocated day to enable cleaners to carry out thorough cleaning.

External Cladding
Following questions from Owners, the Council wanted to confirm there is no External Cladding on the Building. Fairlanes Perth is all concrete and glass construction. 
Additionally apartments are fitted with smoke detectors, fire sprinklers, audable emergency warning and the building has two fire escapes. Systems are tested regularly by external contractors.

Stairwell Access System

As part of our Security improvements, all stairwell doors are now swipe access, from the inside. Please note your swipe will only open to your own floor. This initiative improves security by preventing unauthorised access to floors. 
Exit from any floor into the stairwell is always possible (to exit to ground, or in case of fire). Intercoms have also been provided every 4th floor if required (as per regulations).

Amphitheater Water Feature

Recently an issue was discovered with the lower pond. The plumber will be investigating and the pumps will be turned off while the work is carried out. This cleaners will take this opportunity to clean the calcium build up from the tiles at the same time.

Internet Outage

Residents may be aware yesterday 27/5/17 the Internet connection to the building was interrupted. This was caused by an external failure on the NBN Telstra network in the East Perth area, and was restored during the day.

Window Cleaning 

Cleaning for all inaccessible glass will commence Monday 22/5/17, expected completion by Friday 9/6/2017 (Weather & Wind Permitting)
Cleaning will take place between 8:00am - 5:00pm weekdays. 
Please Note - window cleaners may need to briefly access some balconies to reset abseiling equipment.
Also while they will be as careful as possible, some water & suds could land on your balcony tiles. Unfortunately they won’t have time to stop and wipe over your tiles should this occur. Please close blinds for privacy. We apologies for any inconvenience caused.

Special Works Projects

As we approach the AGM next month, we would like to advised of the completion of the Special Works Projects over the past year.
The Intercom Camera has been operational since 9th September.
Securing of the Bike Cages was completed in March.
The Security Camera Upgrades were all completed April 7th. 
The Stairwell Access System was just successfully commissioned last week.

Fire Alarm Activation
 
This morning we had a fire alarm due to smoke from a minor kitchen mishap. Just a reminder if you burn toast or similar just open your balcony door and windows and switch on your exhaust fans to vent your apartment. A small amount of smoke in the corridor is all it takes to set off the smoke detectors. However  in the event of a serious, out of control fire, always remember your safety and evacuate the building as soon as possible.

Free Halogen Globes

The upgrade to efficient LED globes for common areas is now complete. We now have many globes available for residents. Please see the Concierge to pick up a free bag. 5 Globes per bag, one bag per apartment, while stocks last. Please note as the globes are second-hand some may could be faulty.

Water Leaks from Fire Systems

Residents are asked to report any unexplained water marks or staining on ceilings or walls. Recently, a slight leak was discovered from the fire system sprinklers, damaging one wall outside an Apartment.

Road Closures - Crane Removal Concerto Apartments

Please be aware of road closures this Saturday 15/04/17 and Sunday 16/04/17, between 7:00am-7:00pm. This will affect Adelaide tce East and West Bound. Traffic controls will be in place. Traffic Wardens will be providing access to the basement car park as required.

Sky Lounge Air Conditioner

A switch has been installed to replace the origional remote control. This will enable the air conditioner to operate for 2 hours and then switch off automatically. It solves the problem of the system being left on for hours with no one in the room. Also the control going missing on occasion.

Internet Outage

Basement Store Rooms Lights

Please be advised several of the store rooms on Basement 2 have lost power to their lights. The electrician has been investigating the cause and will continue and hopefully resolve the issue on Monday.

Lift 7 Out Of Service

Lift Number 7 currently is experiencing a fault with its Power Trailing Cable. Kone are working on the replacement or repair and are aiming to have repairs completed as soon as possible. Updates to follow.
Update 28/02/17 KONE have now completed repairs to the Trailing Cable. This is a temporary fix until a complete new Cable arrives, expected mid-April.

Lift Out Of Service

Lift number 7 has been experiencing issues and will be out of service until works are completed.
The trailing cable has experienced problems for the second time in three months and will need to be replaced. A new cable is being supplied from Singapore and is expected this week, however may not arrive until after Christmas. This work is being completed under warranty at no charge. Building Management are actively seeking a resolution to this issue as quickly as possible.

Test of the Emergency Warning & Intercommunication System (EWIS)

A test will be conducted on the EWIS (Fire Alarm Warning System) on Tuesday, 20.12.2016 between 10am and 1pm. 
During the test, an alert tone will be sounded followed by the evacuation tone on each floor from L26 downwards. 
An announcement will be made via the EWIS system before the test begins to not take any action. An announcement will also be made when the test completes.
 
Carols By Candlelight
IGA Carols By Candlelight will be held Sunday 18.12.16 on Langley Park. Please note Riverside Drive will be closed between Victoria Ave and Plain St from 8pm to approximately 9:30pm for the event. Adelaide tce will not be affected by road closures.

Corridor Carpet Cleaning

Corridor Carpet Cleaning has been scheduled to commence on Monday 12/12/16 to Wednesday 21/12/16 from 8am to 5pm (weekdays). 
Please note it is a ‘dry’ cleaning method with the majority of water being extracted. It generally will take about up to 20mins to fully dry.
The carpet can be walked on immediately, however please be careful if walking onto tiles or timber floors from the carpet as your shoes may be wet and possibly slippery. Remove Shoes if wet on entering your Apartment to avoid marking your flooring.

All Residents please be advised a Contractor for Water Corp will be conducting Sewer pipe cleaning overnight on Adelaide tce. Disturbance is expected to be minimal, however there may be a ‘rumbling sound’ through wastewater pipes.
Work vehicles will also be parked on Adelaide tce while the works are carried out overnight.

Security Access - Issue

There is currently an issue with security access to main doors and lifts. This is currently being investigated and will be resolved as soon as possible.
Update: 10:36pm Issue resolved by Rahman. Was caused by a tripped circuit breaker (part of the Security System power feed). Cause of the faul will be investigated by WABSM and reported to Council.

Lift Out Of Service

Lift number 7 has been experiencing issues and will be out of service until works are carried out, scheduled for early next week.
These repairs relate to the lift’s roller assembly for the Whisper Flex mechenism, also ropes need to be shortened and counter weight guard screen replaced.

Gym Equipment Repair

The Cross Trainer will be out of service from Monday 10/10/16 to Friday 14/10/16 while repairs are undertaken.
Part of steps were found to have rusted and will be sanded back, treated with anti-rust and powder coated.

Rubbish Chute Blockages

Please do not dispose of large items in the rubbish chute (cardboard, foam packaging, mattress bags, pillows, carpet, suitcases, etc) Please take these items to the Bin Room on Basement 1. 
Major blockages are occurring on average twice per week. These are expensive and very time consuming to clear. Your co-operation is greatly appreciated.
We now have extra bins in the Residental Bin Room for large items.

Lift Number 7 suffered a breakdown yesterday and will be out of action until further notice. Kone are attending today to investigate the cause.

Swipe to Access - Level 7

As part of an increase of security, building management have added Card Readers to all doors on Level 7. 
As per resolution at the AGM, this will prevent unauthorised access to facilities and automatically secure the doors after 10:00pm. Should an incident occur, it will also provide a log of which apartment has accessed an area.

Roadworks Closing Bus Stop

The Water Corp appears to have re-commenced works to repair the wastewater pipe in front of the Bus Stop. From the notice on the fence we understand the Bus Stop will be closed until Monday 19/9/16.

Good Bye Burger Bistro

From their FB: “Dear patrons and friends,
its a sad day for us but the Burger Bistro has sold and is temporarily closed while the new owners renovate. Its been an amazing journey, we've shared so many great times and brought so many people together (including 4 couples of Burger Bistro staff marrying each other :)) over the goodness that is a CAAB Angus beef patty and a frosty ice cold beverage. Thank you all for your patronage and friendship - The BB Team”
The Fairlanes Council would like to thank the Burger Bistro Team for adding to our inner city atmosphere almost since the building opened 4 years ago. We would like to wish them all the best for their future endeavours.

Pool Closure

The Pool is currently closed due to some work required on the Underwater Lights. While undertaking this it was found that additional repairs are required to the water spouts pipework and the pool handrails, therefore the pool will remain closed until Friday 9/9/16 (Morning) to complete these necessary works. Our apologies for the inconvenience.

Spa Repairs

The Jet Spray Pump was found to be leaking and has been remove for repair. The Spa can still be used but without the Jacuzzi Jet Spray effect. The pump is due to be repaired and reinstalled Wednesday 31.8.16.

Our Census Field Officer will be Mr Paing min Htet (known as Pai) will be visiting apartments who have yet to complete their Census forms.

Census Night is Coming Soon

During the week from 1-5th August (between 8am - 8:30pm) a Census Field Officer will visit each apartment to hand out Census forms.
You can identify them by their official Australian Bureau of Statistics identification card.
August 9 is Census night in Australia. Each person staying in your apartment on Tuesday, 9 August 2016 
must complete the Census. Our Census Field Officer will be Mr Paing min Htet (known as Pai).
He will be: 
- Suppling people with forms
- Collect completed forms from people after Census night
- Follow up with people have not returned or completed their form.

The following information from Water Corp: Road subsidence was identified near the bus stop. The subsidence is over  wastewater pipe running from Fairlanes to wastewater main. We installed the new water main in this section via directional drilling, so the subsidence is not likely to be caused by the renewal project. 
We excavated the subsiding section of the road to investigate. As the wastewater main is very deep (4.5 metres down), we will probably need to undertake geotechnical investigations to determine the extent of any compaction issues. We have temporarily installed metal plates over the excavation.
As road subsidence is a potential safety issue, we needed to begin this work as soon as possible. As a result, we weren’t able to notify the residents of Fairlanes in advance. However, we should have provided an update once our investigations were underway, and I apologise for this not happening.

Hot Water

We received reports from 10:00pm that there was no hot water in the building. Building Management will be in touch with our Emergency Plumbers who will attend to this as a matter of urgency. 
Update: 11:45pm Issues resolved.  Building management reset power to the water pumps and gas water heaters then returned to normal operation. Cause is being investigated. Possibly due to an interruption to the building water supply.

Rubbish Chute Blockages

Please do not dispose of large items in the rubbish chute (cardboard, foam packaging, mattress bags, pillows, carpet, suitcases, etc) Please take these items to the Bin Room on Basement 1. 
Major blockages are occurring on average twice per week. These are expensive and very time consuming to clear. Your co-operation is greatly appreciated.

Fire Alarm

Some residents may have noticed the fire alarm sounding in the Basements and Ground floor this morning. This was caused by a workman carrying out new flooring works in a ground floor tenancy next to Buddha Espresso. Dust created set off a smoke detector, which would normally be isolated prior to works commencing. The Fire Department attended promptly and deactivated the alarm. 
As this did not involve the residential tower, the alarm would not initially be sounded in apartments.
The fire alarms will cascade out from the source in a timed manner to give priority to evacuate the initial location.

Concierge Time Change

During June, Building Mangement have been trialling a small change to the start and finish times of the daily Concierge. The main difference being a 7:30am weekday start. This has enabled more coverage on Saturdays & Sundays at times when Home Opens occur, and supervision is required. The overall number of hours has remained the same.

Please note the BBQ located closest to Adelaide tce is out of service currently while repairs are carried out to the burners. It is expected to be back in service late next week or sooner.

Window Cleaning 

Cleaning for all inaccessible glass will commence Tuesday 24/5/2016, expected completion by Friday 10/6/2016 (Weather & Wind Permitting)
Cleaning will take place between 8:00am - 5:00pm weekdays. 
Please Note - window cleaners may need to briefly access some balconies to reset abseiling equipment.
Also while they will be as careful as possible, some water & suds could land on your balcony tiles. Unfortunately they won’t have time to stop and wipe over your tiles should this occur. Please close blinds for privacy. We apologies for any inconvenience caused.

Smell in Building

Residents may have noticed an unpleasant odour in the building this morning. 
Unfortunately while carrying out periodic maintenance to empty the grease traps for the retail tenancies the lids were removed which allowed odour to escape. The basements are now being vented using the exhaust fans, the smell is expected to clear by midday. Exhaust fans will be used for similar tasks in the future. Apologies for the inconvenience caused.

Door Mats and Items Left Near Front Doors

While some residents may wish to have a door mat at the entrance to their apartment, locating it outside your door places it on ‘Common Property’. Unfortunately this is a breach of the By-Laws, the By-Laws are designed to maintain a consistent appearance and also to prevent any safety hazards where possible. If you do have a mat please consider placing it on the inside of your apartment instead.
Also please dont leave other items (Shoes, umbrellas, boxes, etc) outside your apartment. Building management are required to remove any item and store at owners expense.

Recently a roll of carpet cause a major blockage of the Chute and required a service call to fix.

Water Main Upgrade - Supply Interruption Tomorrow Night 

To connect to the new main, the Water Corp will temporarily interrupt the building’s water supply between 10pm on Tuesday 5 April 2016 and 4am on Wednesday 6 April 2016.
They suggest you draw any water you may need before the scheduled shut-off time.
Air may enter the water pipes, which can potentially damage water-using appliances. After the water is turned back on, we suggest you run taps for a minute to remove any air that may be trapped in the pipes.
This work may also result in the water having a discoloured appearance. If this occurs, the water is still safe to drink. If you experience discoloured water, run your shower for a few minutes until the water clears. Please call our 24 hour faults line on 13 13 75 if the water does not clear.
Update 7/4/16 – Connection occurred as scheduled. Thank you to Rahman for arranging plumbers to clean our incoming water main valve strainers, attending late and early and other actions to ensuring the integrity of these important water supply and building hydraulic systems.

Lift Out of Service

Residents would have noticed lift No.7 has been out of service since last week. KONE are currently waiting on a replacement Main Controller Board to arrive from Singapore. Repairs should be completed within the next few days.

Spa Closed for Repairs

Yesterday it was discovered that there was a fault with the Chlorine delivery system. The Spa will remain out of service until parts are replaced and the it is emptied, refilled and the water rebalanced. 
It is estimated that this will take until Wednesday March 30, 5:00pm. We apologise for any inconvenience

Lift Programming Change

Our three residential lifts now each have a floor where they ‘park’ when not in use, being Ground, Level 7 and Level 25. This results in shorter wait times for residents when calling a lift.
Thank you Rahman for arranging this with the lift service company, and at no cost to us.

Amphitheater Water Feature

Update 1/4/16 - A second waterproofing layer was required to the East Waterfall, this has been completed, water feature is expected to be ready to refil and working Monday 4/4/16.

Water Main Replacement - Adelaide Tce

Works are currently underway to renew the water main on the south side of Adelaide Tce between Hill St and the Causeway. 
Our section between Hill and Bennett St is due for completion by Friday 8 April. Further information available at Water Corp website here. No advanced notice was provided to us.

Security Issue – Letterboxes
Yesterday there was an incident where several letterboxes were forced open by persons looking to steal anything of value.
It appears the external door did not close when the Postal delivery was made and an opportune thief gained access to the residents Mailroom. 
Building management arranged repairs which were completed today. Fortunately most locks, latches and front panels were salvageable and only required straightening. The door latch and closer has now been adjusted. Richardson Strata have notified affected Residents. 

Security Issue –  Bicycle Storage Cages
Over the past month there have been two incidences where both the Commercial and Residential Storage cages were broken into and Bikes stolen.
We are now advising residents to lock bikes out of sight in your Storage Room while Building Management looks at other options.
Thieves have become more sophisticated bringing backpacks, bolt cutters, portable grinders and even helmets to ride away without raising suspicion.
We have changed the Amphitheatre doors to require a remote to exit, making it slightly more difficult for thieves to exit. We are also continuing with security camera upgrades, night patrols and other measures to improve our safety and security as much as is possible.

Gym Floor Mat Installation

Please note the Gym will be closed for the day tomorrow, Friday 4/3/16 for the installation of new Floor Mats. This improvement should help to reduce sound transfer from the gym to apartments.  
Equipment servicing will also be carried out on this day.
Update 5/3/16 - Some follow up work is required to install edging to the mats. This will be done on Sunday 6/3/16, the gym will be closed from 3:30-6:00pm.

Spa Closed For Repair
A fault has been discovered with the Chrorinator unit due to insufficient inlet water pressure.The Spa has been taken out of service while repairs are conducted, expected to be completed Monday 29/2/16.

Intercom System

Just a reminder on the use of the Intercom System, located to the left of the main glass entrance doors.

  • All apartment numbers should be keyed in using 3 digits, eg Apt 70 press 070, Apt 170 press 170.
  • This will call the white wall phone in your apartment near your front door. 
  • Pick up the handset to speak to your visitor. Tell them your floor number
  • To allow access press the ‘O’ symbol, the ‘light’ symbol, then the ‘Key’ symbol on your wall phone. 
  • This will unlock the main glass doors (they may have to step back to trigger doors). 
  • Once in the foyer, your visitor can call a lift, and press your floor number. 
  • The lifts will remain unlocked for  approx. 2 minutes  
    Please remember Fairlanes Perth is a Private Residential Building
    If in doubt, do not allow access, notify Building Management of any suspicious activity, call the Police.

Residents are reminded any large items to be moved in or out of apartments will require a lift booking.
This includes large deliveries and moving in/out of Fairlanes Perth. The aim is to prevent costly damage to the lifts and inconvenience to other residents.

Gym Window Damage

Last Saturday afternoon it was reported to the Concierge that one of the windows in the Gym had shattered. A review of the cameras has found there was no impact by from anything in the gym, or anything noticeable from the outside. A timber board has been added to the inside for safety. A glazier has attended and is fabricating a new panel with installation expected in the coming week. 
Update 5/2/16: A wider investigation of camera recordings has shown a resident performing a handstand against the glass panel at around 3:00pm, the panel then shatters on its own at 7:00pm. The replacement is due for installation on Wednesday 10/2/16, at a cost of $4658.00.

Concrete Pour – Concerto Apartments

Hanssen have notified residents that they are undertaking a large concrete pour today. Due to the large number of trucks around the site some delays to foot and vehicle traffic are expected. 

Lift Breakdown
On Australia Day a visitor to the building was found to be violently kicking lift doors from the inside. This damaged door sensors and switches. Kone have attended and ordered replacement parts with repairs expected on Monday. The apartment Owner will be invoiced for the cost of the damaged caused by their visitor. 
Update 29/1/16: Repairs have now been carried out, lift back in service.

Footpath Upgrades
The City of Perth will soon start upgrading or replacing old pavers along Adelaide Tce. Works on our side are due to start late February. 
This should require minimal works as our side already has newer style pavers. We have also suggested they fill the pot holes in the road just outside the driveway entrance.

Emergency Warning System Test
This test will be conducted on Friday 22/1/16 from 10:00am and will begin with an announcement over the building PA system.
An alert tone will be sounded followed by the evacuation tone on each floor, in sequence, and within apartments for about 20seconds.
An announcement will be made when the test is completed.

Damaged Glass Panel Over Residents Entrance

Black Dust on Cars
We have received comments recently about black dust on some cars in the basement. 
This is just normal road dust and brake pad dust, unfortunately it is more prevalent at some times of the year, often due to strong easterly winds in the mornings stirring up more dust than usual. The dust lands more in some areas than others (eg near ramps). 
A basement floor clean will be scheduled for the coming month, which will partly alleviate the issue.

Shower/Bath Redirection Valve

A recent discussion with a building plumber highlighted a feature few people know about.
If your Shower/Bath redirection valve is leaking, turn it anticlockwise, it will lock in place, this will often stop the leak.
Also set the valve first, to select shower or bath, then turn on the water flow. This will prevent damage to the O-ring.

Parcel Deliveries

We have now installed a lock to the cupboard in the Concierge Desk to allow for the secure storage of parcel deliveries. Please contact the concierge to obtain your deliveries when required. 

Games Room
Rahman has purchased replacement Pool Cue’s and Table Tennis bats for the Residents Games Room on Level 7.

BBQ’s Area
Several residents have noted the BBQ cupboard doors have been consistently misaligned. There have been several attempts to repair them previously.
We have now permanently fix these doors shut, this improves their appearance and will prevent them blowing open on windy days

Stealing From Parcels

Disturbingly, on Wednesday we had stealing from parcels in the Concierge desk cupboard. A thief followed a resident into our foyer and ripped open several packages looking to steal anything of value. Building Management have now changed parcel storage to a secure room only accessible by the Concierge. Should you receive a delivery, the collection details will be included on a note in your letterbox. This is a temporary arrangement until a permanent solution is in place. 

Swimming Pool Glass Canopy
Earlier this week a resident reported one panel of the glass canopy over the swimming pool had sustained several cracks. Contractor has attended to quote and arrange a repair soon.
(The glass is laminated so will remain in place until repaired).

Amphitheatre Tile Cleaning
Contractors attended this week and were able to successfully remove the white calcium deposits from the black tiles in the ponds and waterfalls.

Gym and Toilet Lighting
On Thursday the gym and toilets lights were reported not functioning. This was found to be caused by a tripped circuit breaker. The building electrician attended and subsequently replaced a faulty exhaust fan on Level 7.

Car Park Main Gate Hinge Broken

Yesterday it was discovered that one of the gates had a broken hinge. The right side gate motor assembly plate to gate frame hinge had sheared off. The contractor attended and confirmed this occurred through normal wear. Review of images on CCTV confirmed it was not struck or vandalised.The broken part was taken away for welding repair and reinstated by 7:30pm. Thank you Rahman and the Concierge team for ensuring these works were completed so promptly and mainting security during afternoon/evening.

Lift No.5- Noisy while descending to basement levels –Readjusted Governor Idle & Rollers.
Lift No.6– ‘Clunking’ noise between L10 & L11 while ascending - Readjusted Counter Weight & Rollers.

Monthly Council Meeting

Your Council addressed many issues at our meeting yesterday, here are some issues  residents might be interested in:

Security - Access
As mentioned previously, Building Management have been working through a process of updating a register of all Air Keys and Pedestrian Fobs. This process is due to be completed in the coming months. Building Management and the Concierge team have appreciated the positive co-operation from most residents who appreciate the importance of security and accurate recording of building access.
 

Security - Basements and Store Rooms
As mentioned last month, due to a range of security issues experienced at Fairlanes and throughout East Perth, we have decided to continue the security patrols in the Amphitheatre and basements car Parks areas at night. All residents are reminded to lock vehicles, never leave valuables visible, and always take your car keys and air keys (Remote) with you. 

Finbar Loyalty Club
Many owners would have received an invitation to the Official Launch Function to be held on 23/10/15 at 6:30pm.
This invitation is being extended to all original purchases of Finbar apartments.

At our recent monthly meeting the Fairlanes Council decided to ask Richardson Strata to email a  link to this page to all Owners, Tenants and Agents each month. This is in lieu of publishing  newsletters each quarter, which were proving to be costly and very time consuming. We believe this web page is a good way to keep everyone well informed. Vehicle and Store Room Security
Recently there have been a range of security issues experienced at Fairlanes and throughout East Perth. We have improved camera quality and coverage, as per resolution at the AGM, and have decided to continue the security patrols in the Amphitheatre and basements car Parks areas at night. All residents are reminded to lock vehicles, never leave valuables visible, always take your car keys and air keys with you. 

Ground Floor Tenancy Fit Out
Works are underway to fit out the retail tenancy, formally Chefz Table, by Finbar as a sales office and customer lounge, known as the Finbar Loyalty Club.
Official launch expected to be October 2015. More information to follow.

Level 7 Re-Planting

Landscaping works to replace plants on Level 7 in the North-side planters around the pool has now been completed.
(Replacing the Acacia Limelight with Cotelydon Orbiculata and Kalanchoe Thyrsiflora for those interested in the detail). 
These succulents should withstand the heat and winds better than other varieties. 

Basement Entrance Signage
The basement entrance vertical height warning sign has been changed from 2200mm to 2100mm. This is in line with the sprinkler heads lowest point at Basement 2 Colorbond roofing section.

Amphitheatre Pond Leak
Works to locate and repair the leak in the lower pond by the builder are ongoing. 

Fire alarm activation 
On Friday 4/9/15 at 7:45am the fire alarm was manually triggered on Level 15. This was quickly determined to be a false alarm. The reason for activation is unknown, the panel was reset to normal operation. 

Pool Waterfalls
The pump driving the water falls into the pool was found to have a faulty bearing requiring replacement. Also the western water feature was discovered to have an internal leak, and one of the return valves is faulty. Repair works are scheduled for early this week.

Spa Heater Replacement

Update - Heater installation is now complete. Water conditioning will occur on Monday, with Spa expected to be operational by end of Monday. 
Update 4/9/15 - Spa was thoroughly cleaned, is back in service, operating at an average of 34o. A leak has been discovered in the air blower line which has  been taken out of service, although the spa can still be operated. Repairs are scheduled for the coming week.

Window Maintenance & Sealing Works

Building Management Wish to Advise that Window Maintenance and Sealing Works will be Conducted today, Tuesday 25/8/2015 from 8:00am to 4:00pm.
Residents are asked to close Windows and Blinds for privacy as Abseilers will need to access all external glass surfaces of the building. Your co-operation is appreciated. 
Update 29/8/15 - Sealing work will continue from Tuesday 1/9/15 to Thursday 3/9/15.

Cigarette Butts 

Building Management Would Like to Remind Residents:
Please ensure cigarette butts are not dropped from balconies. We have received reports of damage to Level 7 artificial turf and cigarette butts blowing onto other residents Balconies. Please dispose of properly, thank you.

Balcony Cleaning
Please remember when cleaning your balcony,  to take care to ensure that waste water does not escape over the balcony edge.

Amphitheatre Pond Leak
Another leak was discovered in the lower pond today.  Works to locate and repair the leak will be conducted next week.

​Basement Flood

At approximately 1:00pm today a 4WD reversing in Basement 2 hit a fire sprinkler outlet. The resulting flood caused water ingress to all three lifts and flooding on Basement 2 including some storerooms. Repairs are now underway, updates to follow. 
Update - Lifts 5 & 7 are now operating. Lift 6 suffered water damage to its electrics and will be off-line until at least Wednesday.
Council would like to thank Mike, Sam, Rahman, Gordon from WABSM for their prompt attendance & co-ordinating trades this afternoon/evening. 
Update 20/8/15 – Works completed, including replacement of the damaged intercom system, Lift 6 now operating.

Gym Usage

As part of a review on the use of the gym, we have added extra security cameras and swipe access on both doors. 
Better monitoring and access control reporting should enable the building management team to address issues being experienced from by users consistently dropping weights during their work out.

Several apartments in East Perth have experienced break-in to vehicles in recent weeks. 
All residents are reminded to always lock vehicles, never leave valuables visible, always take your car keys & air keys with you. 
In conjunction with other buildings in the area we are now increasing security patrols in basements at night.

Pool Heater Replacement 
As mentioned previously and approved by Owners at the AGM in May, the new gas pool heaters are due to be installed over the next two weeks.
To facilitate this work the pool will need to be closed from this Friday 7 August and should be reopened on Thursday 13 August.
Update 14/8/15 – Works completed today, Pool is now reopened. Temperature set to 27o this should be achieved by tomorrow afternoon.
Update 21/8/15 - Water flow in the filter system was stopped due to an air lock. Filter now running, temperature currently 27o should reach 27o tomorrow.

Spa Heater Replacement  
The existing electric heater for the Spa was scheduled to be replaced with a more efficient gas heater on Monday 17 August. 
Both of the heater replacement works will be completed for less than the original budgeted cost.
Update 14/8/15 – Works were due to be done today, however were delayed as the scheduled concrete drilling was not completed.
Update 21/8/15 - The concrete drilling is now scheduled for Wednesday 26/8/15, heater installation due Thursday 27/8/15, Spa closed on this one day.
Update 28/8/15 - Heater installation is now complete. Water conditioning will occur on Monday, with Spa expected to be operational by end of Monday. 
 

Level 7 Re-Planting
Landscaping works to replace some of the plants on Level 7 is schedule to be completed mid-September.
(Replacing the Acacia Limelight with Cotelydon Orbiculata and Kalanchoe Thyrsiflora for those interested in the detail).
Will also include planting a new Lime Tree to replace the expired one on South side of level 7.

Monthly Council Meeting

Your Council addressed many issues at our meeting last week. Here are some of which residents might be interested in.

Security
We have identified the challenge of keeping a register of all Air Keys and Pedestrian Fobs as important to the overall security of our building.
This list can quickly become out-dated and we are working with Richardson Strata and our WABSM to build a new accurate register and have processes in place to keep it current. All residents are asked to take the time to update the register if requested.

Home Opens and Auctions
We have reviewed and updated the process for Agents conducting Home Opens and Auctions on the weekends. Areas like additional staff, providing a sign in register, using Certified Agents, registering with the Building Manager and no Home Opens on Sundays, will all be conditions to be met to show an apartment at Fairlanes Perth.

Rubbish Smell
We have all be aware for some time of the issue with odour from the rubbish chute.
Building management has investigated the installation of a roof top extraction fan to provide positive air flow out of the building. Council has accepted this proposal as it should go some way to improving the air quality in the building. Other proposals, including sealing the chute openings on each floor may also be implemented if required.
Update 5/8/15 - The Extraction fan is due to be installed by Friday 14/8/15 (the required filter installation, ductwork and factory testing is currently underway).
Update 14/8/15 - Fan install not yet commissioned, due to an issue with the filter design, installation due to be completed by 21/8/15.
Update 21/8/15 - Fan install delayed by contractor, due for installation on Monday 24/8/15.
Update 28/8/15 - Fan installation works completed Wednesday 26/8/15. Air extraction of the Rubbish Chute is operating as intended. 

Corridor Ventilation
The issue of ventilation of corridors, particularly the upper floors during the summer months has also been an issue requiring a solution for some time. Unfortunately many solutions investigated have been very expensive on closer inspection.
However over the past few weeks building management have been working with suppliers on one possible solution.
Council has approved a trial to be conducted by the end of August using a combination of  existing emergency ventilation and the installation of powered louvers located above the plant room doors.The trial will measure the efficiency of this system regarding temperature and air flow with the aim of venting the floors for a few hours each day specifically in the summer months.

Amphitheatre and Screen

The projection screen above the lower pond has suffered some gradual water damage over the last few winters.
This surface is made up of white tiles with a matt finish. Rahman has a plan for having them cleaned and a sealant applied to protect them from further water ingress.
This work should be completed by end of August. 
Also great to see the water features back up and running – thanks Rahman.

Gym Usage

Please remember when using the Gym not to drop weights on the floor. Even with several high density rubber floor mats the sound of heavy free weights being dropped does reverberate through to floors above and below.  These are just a few of the things to consider as the gym is located within a residential apartment building. Replanting Level 7
 
The landscaper has been consulted to carry out some plant replacement on Level 7 around the pool. 
Works are expected to be completed early Spring.

Amphitheatre Pond Leak

Over the past few weeks Rahman has been working with Plumbers and Tilers to resolve a leak occurring in the lower pond.
The cause of the leak has now been identified as the seal around the outlet pipe. Discussions have been ongoing with the builder Hanssen to ensure works do not void their warranty on the waterproofing membrane under the tiles.
The good news is method has now been agreed to replace the leaking pipe joint that won't damage the tiles. This work is expected to commence Tuesday June 30 and take up to 10 days.
Update 14/8/15 - Another leak discovered 12/8/15 due to leak around outlet valve. Repaired and pond refilled 14/8/15.

Braxton Noise Issue

As mentioned at the AGM - recent communication (12/6/15) from First Class Strata has  revealed the noise from Braxton Apartments roof plant is from their car part ventilation system, not amenities room air conditioner as reported. Your council continues to pursue this matter as we find the noise impact on Fairlanes residents is not acceptable. As of 15/6/15 the City of Perth Environmental Services has become involved. 
They report Braxton building management are in the process of replacing faulty sensors in their basement and also plan to add baffles to reduce the fan noise. Affected residents can also express concerns directly to First Class Strata on 9258 4300. 
Update 17/6/15 - Their basement sensors are due to be replaced by COB Friday 19/6/15 - Fan should no longer run continuously.
Update 21/6/15 - First Class Strata informed us on Friday 19/6 that the contractor would be unable to attend until Monday. Fairlanes Council now sending a suitable response to Braxton Council indicating our disappointment with this news.
Update 22/6/15 - City of Perth Environmental Services have been liaising with Braxton, and report engineers have not been able to source the replacement sensors as yet. Fan speed has been lowered with the aim of reducing noise. C of P are issuing a directive to Braxton to resolve issue by Friday or action will be taken. This will include switching off the fan and closing their basement to parking.
Update 26/6/15 - C of P Environmental Services report the contractors have located replacement sensors and will install later today.
Update 26/6/15 - Contractor has the sensors, however is still in Geraldton, booked to install on Monday.
Update 29/6/15 - Works now completed !

Pool Heating

Although the three heater have been repaired, they are not producing quite enough heat to make the pool comfortable.
Their age, wear and tear and generally older design has led to them becoming more and more inefficient.
The good news is our incoming Building Management team have addressed this same problem in another building recently and will be supervising the installation of a much more efficient model over the next few months.  The new units are not prone to the ventilation issues we have experienced previously. Most importantly the supply and installation comes in under budget enabling us to look at converting the spa heating to gas at the same time.

Car Bay Sub-letting 

As recently highlighted in a TV news item, it has been brought to our attention that some residents across Perth have been attempting to rent out their unused car bays. At Fairlanes this constitutes a breach of both the Strata By-Laws and City of Perth parking laws - heavy fines can result. For tenants a breach of By-Laws equates to a breach of your lease. Most importantly this action greatly reduces the security of our building by allowing non-residents access to the building. If you are aware of this happening please report it to the Strata Manager - appropriate action will be taken.
